What services are included in the monthly rent price?

We believe that a worry free stay with everything well arranged for you is the essential foundation to gain a great international experience. We love to give you the key handles and guidance during your stay in order to be a part of your unforgettable experience. We think these services are all essentials and therefor included:

  • Fully furnished rooms
  • Fully equipped kitchen

  • All costs like use of gas, water, electricity, municipal taxes and waste management

What additional services do you offer?

Cleaning package (mandatory)
We believe that a clean living environment is essential for a comfortable stay so we like to keep our properties tidy and clean. Every 2 weeks our lovely cleaning ladies will clean the common areas like kitchens, bathrooms, toilets and hallways. Besides that our maintenance team will support the cleaning team every 2 months for periodic maintenance. This package is mandatory for every resident and payable in the down payment. The costs of the cleaning package is €245,- for a stay of 1 semester and €475,- for 1 year.

Bedding package (optional)
We offer a full good quality bedding package ready in your room when you arrive, so you don’t have to hassle with bringing or finding decent bed linen. Our bedding package contains:

  • mattress protector
  • fitted sheet and duvet cover
  • 4 seasons duvet (1 for the winter and 1 for the summer)
  • 1 pillow
  • 1 towel

So everything you need for a clean and comfortable bed! This package is not mandatory and you can order our bedding package for €95,- during the booking process of your room.

Personal Fridge (optional)
We have a fridge and freezer in every kitchen which can be used by all residents. However, some residents like to have an own fridge in their room. This is why we offer the rental of a personal fridge. This is an extra fridge to be placed in your bedroom, slightly bigger than an average hotel room fridge. The price of this fridge rental is €17,50 per month. Of course, we will make sure it is ready to use when you arrive, how cool is that! You can add your personal fridge during the booking process of your room.

What furniture is included in the rooms?

The pictures of the rooms tell the story, every room will have everything you need for a comfortable stay. All rooms are at minimum equipped with:

  • Comfortable bed
  • Nightstand with lamp
  • Smart TV
  • Desk and office chair
  • Wardrobe
  • Wooden picture frame
  • Curtains or blinds
  • Laptop stand
  • Laundry rack
  • Mood lighting

The Silver Windmill rooms will have an extra storage cabinet and a beanbag if it fits in the room. The Golden Windmill rooms have more space, so all these rooms are equipped with a sofa. This creates a nice sitting area where you can hang out in front of your TV.

The Diamond Windmill rooms are very spacious, have more extras and have an even better sitting area with bigger TV. The Diamond Windmill + rooms offer something extra. Visit the specific rooms at the overview rooms page to see what they offer.

Is the kitchen fully equipped?

Yes, every kitchen is fully equipped with dishes, cutlery, glasses, pots and pans and water cooker. You will also have a stove, fridge and freezer combination and a microwave/oven. You can start cooking immediately after your arrival!

Do the accommodations have a common living area?

We always aim to create a place in our student houses where you can dine together or hang out with your housemates and friends. Within these moments friendships are created and great memories are made.

All houses are unique so the space of the common kitchen or living area differs. You’ll find houses with a great living area with a sofa and tv or even a small private cinema in the basement. Or you’ll find a house with a small dining table in the kitchen as the center of the house.

Do I have internet and my own TV?

Yes, you’ll have! All our accommodations and rooms are equipped with flat-screen Smart TVs and Wi-Fi connection.

Can I do my laundry for free?

Yes, you can! Every accommodation is equipped with a washing machine in the common area, which can be used for free.

What bike will I receive?

We provide you with your own bike during your whole stay in Tilburg to make sure that you arrive quickly at the university or city center.

You will receive an Original serviced bike of our partner Swapfiets in the first week of your arrival. The service of Swapfiets is great for international students and we have an exclusive partnership specially for our residents.

Do you have a flat tire or your bike is broken? Just get in touch with them by app, phone or mail and within 1 day they provide you with a working bicycle at a location chosen by you. What a cool service!

What are the SHH sports services?

Besides that sport is good for your body and mind it also is a good way to socialize and meet new people during your stay in Tilburg. Especially team sports are very sociable and fun at the same time. All residents have access to our sports services:

  • We have our own indoor soccer team for the boys and we play in the student competition at the sports center of Tilburg University. We provide the outfits and bring the team together on matchdays.
  • We organize volleybal trainings for the girls so that you can learn the skills in a fun and accessible way.
  • We organize several bootcamp activities in Tilburg during the year.
  • We take part in the yearly organized championship ‘Trefbal kampioen Tilburg’ between student teams. In English known has ‘Hit ball’. It guarantees big fun and an epic battle!
  • Would like to sport at a local gym? We made a great discount deal for you at the gym Basic Fit, located on 3 different locations in Tilburg. Please inform us for the details.

Would like to participate in another team sport? We are happy to help you with explaining the possibilities and help applying.

What are the SHH social events?

Do you like to join a party or social activities? Or are you not used to social events and would you like to step outside of your comfortzone?  We make sure all is well organized for you so that you only have to participate. We are more than happy to welcome you at our events. Nothing is mandatory, if you feel like it then feel free to connect!

  • We always start with our ‘Welcome to Holland drinks’ at the bar of I*ESN Tilburg (International student network). It’s a great opportunity to get to know your housemates in a casual athmosphere!
  • We believe that a close relationship with your housemates plays a major role in your total international experience. That’s why we really like to encourage you to connect with eachother and provide you with a dinner night out at ‘Happy Italy’ in Tilburg.
  • Would like to take part in the biggest civic action against waste polution in the world? On the 21st of September 2019 we will attend the World Cleanup Day! It will be a beautifull experience to contribute to a cleaner environment. And this year we might go to the Dutch beach…
  • Every year we will organize our epic pub quiz, ‘The battle of the houses’!

With how many students do I share the accommodation?

We believe that living in a typical Dutch student house, is the most social way of living abroad as an international student. The best friendships grow when you cook or dine together with your housemates. It definitely creates a close bond when you live together under one roof.

We offer different student houses around the city and each house and room is unique. Depending on your wishes you can choose to live in a student house with a total of 4 rooms or even in a house with a total of 11 rooms. You can even choose for a female only house if you wish to live with only girls. In the description of the offered rooms you will find the details of the house and the total amount of rooms in the student accommodation.

Who will be my housemates?

After you finished the booking of your room we will open a Facebook group with all the residents of your student house. Through here you can already get in touch with eachother before your arrival!

Tilburg University rooms
Most of our student houses are reserved by Tilburg University for the Degree seeking students such as Pre-Master, Masters or Bachelors. So all our residents are first year international degree seeking students so it will be easy to make new friends!

Fontys University rooms
35 of our rooms will be offered to international Exchange and Bachelor students of Fontys University Tilburg. All our residents are new incoming international students, so it will be easy to make new friends!

Do you offer accommodations for only females?

Yes we do. We try to meet everyone’s wishes the best we can so that’s why we offer 2 student houses for only females. The accommodations are Statenlaan 77 and Huijsmansstraat 14 for Tilburg University students and St. Josephstraat 61 for Fontys University students.

We do like to point out that from our experience a mixed gender house works great. It’s good for the atmosphere in the house and for developing your social skills. Still not convinced? We are happy to welcome you in one of our female only houses.

What is the distance between the student accommodations and Tilburg University?

All our student houses are located in Tilburg in the main student neighborhoods and Tilburg University is always very well accessible by bike or bus. Also the city center is always easy to reach.

 Bookings

How do I book a room?

1. First things first! You will choose a room that fits your whishes in our overwiew rooms page. Our rooms are located at different student houses and locations throughout the city. Tilburg University, Fontys University and the city center are always accessible by bike.

2. Once you’ve choosen a room you can click on the ADD button and your room will be placed in your Cart. There you will find more information about your booking and the details of the down payment. You can also book one of our additional services like the bedding package and your personal fridge here.

3. Next, if you click on Finalize booking you can fill in your personal details, upload your acceptance letter and copy of your passport. On this page you can also choose the payment method and make the down payment.

4. Once you’ve made the down payment the room is yours! One of our team members will get in touch with you within 5 working days to formalize the booking by sending a signed lease contract.

Please note that the moment you’ve placed your room in your Cart the room will be reserved for 30 minutes. In these 30 minutes you will have to finalize the booking. After 30 minutes the room will be placed out of your Cart automatically.

What lease period for Tilburg University students do you offer?

A total of 150 of our rooms are reserved by Tilburg University for Degree seeking students and these rooms have a fixed contract length of 1 year. The contract will be from the 1st of August 2019 until the 31st of July 2020.

All our rooms are reserved for new incoming international Degree seeking students of Tilburg University, so unfortunately for the year 2019/2020 we are not able to provide our services to exchange students (1 semester).

What lease period for Fontys University students do you offer?

A total of 35 of our rooms are reserved by Fontys University Tilburg (all departmens) for their new incoming students. We offer both student houses for Bachelor students (1 year) and for Exchange students (1 semester). The lease contracts have a fixed contract length.

For Exchange students (1 semester): 1st of August 2019 until 17th of January 2020 (provisional date).

For Bachelor and 1 year Exchange students: 1st of August 2019 untill the 31st of July 2020.

What documents are required to book a Tilburg University room?

Our student rooms are exclusively reserved by Tilburg University for their new incoming international Degree students who are conditionally approved and received their (un)conditionally acceptance letter.

During the booking process we ask you to upload the acceptance letter along with a copy of your passport so we can finalize your booking. After we received your acceptance letter of Tilburg University, copy of your passport and the total down payment, your booking is complete and the room is yours!

What documents are required to book a Fontys University room?

Our student rooms are exclusively reserved by Fontys University for their international Exchange and Bachelor students who are conditionally approved. During the booking process we ask you to upload:

  • Your signed housing form of Fontys University
  • A valid copy of your passport

After you finalized your booking on this website we will check both documents and personal details. If all the information is valid, your booking is complete and the room is yours!

To formalize the booking we will send you a signed copy of the lease contract within 5 working days.

I don’t have an unconditional acceptance letter of Tilburg University yet, can I book a room?

Yes, you can book your room with both a conditional and unconditional acceptance letter of Tilburg University.

It’s not possible to book a room without an acceptance letter.

What is the payment method for Tilburg University bookings?

Once you have chosen your room and placed in your Cart you can start finalizing your booking. The last step is to make your down payment by Credit card or PayPal. You can choose between 3 options to complete the full payment:

  • 1 installment, €0,- administration costs
  • 2 installments, + €75,- administrations costs
  • 3 installments, + €150,- administration costs

If you choose for 2 or 3 installments then the following payment dates apply:

  •  2nd installment before the 1st of September 2019
  •  3rd and last installment before the 1st of December 2019

What is the payment method for Fontys University bookings?

Once you have chosen your room and placed in your Cart you can start finalizing your booking. The last step is to make your down payment by Credit card or PayPal.

We require a down payment in order to secure the room (for the details of the down payment please go to: What costs are payable in the down payment of a Fontys University?). The remaining rent is payable on the following dates:

  •  20th of September (rent of October)
  •  20th of October (rent of November)
  •  20th of November (rent of December)

What costs are payable in the down payment of a Tilburg University room?

To finalize your booking, we require a down payment which contains at minimum:

  • 4 months’ of rent
  • 1 month deposit for the furniture (refundable after check out)
  • Cleaning package of €475,-
  • Booking costs of €375,-
  • Credit card or PayPal costs around 3,5% of the total payment

Additional services:

  • Bedding package of €95,-
  • Personal fridge, 1 month of rent €17,50

What costs are payable in the down payment of a Fontys University room?

To finalize your booking, we require a down payment which contains:

  • 2.54 months’ of rent (provisional)
  • 1 month deposit for the furniture (refundable after check out)
  • Cleaning package of €475,-
  • Booking costs of €375,-
  • Credit card or PayPal costs around 3,5% of the total payment

Additional services:

  • Bedding package of €95,-
  • Personal fridge, 1 month of rent €17,50

What is the deposit for?

You will have to pay a deposit for the use of the furniture. We like to offer comfortable student accommodations and that includes furniture for which we are mindful. We expect that you handle the furniture well as its your own and that you do not damage it.

You will receive your full deposit back within 10 working days after your check out date if:

  • At the end of your rental period nothing is broken, the room is left clean and you didn’t smoked inside of the house*
  • You have given back all the keys and ov chip-card
  • You returned your bike to our partner Swapfiets
  • You have signed your ‘Notification of abroad form’ to make sure you will be unregistered at the municipality of Tilburg
  • There are no outstanding payments

* Please note that we have a strict policy about smoking inside of the house, once we noticed you smoked you won’t receive your deposit back.

I booked and paid for my room, what happens next?

We will check if your booking details are correct and if not we will get in touch with you in order to collect the right documents and details. If everything is complete then we will send you a signed lease contract. Once we received it signed by you we will start informing you about all practical matters and your arrival in Holland!

What is the cancellation policy?

If you cancel your international experience and cancel your application at Tilburg University or Fontys University you can also cancel the booking of your room with us, at least before 1-7-2019. You need an official statement of your admission officer with your cancellation of your course.

After 1-7-2019 it’s not possible to cancel the room anymore and you will be responsible for the full rent period contract with the resulting costs.
However, we will certainly fully commit ourselves to keeping the costs as low as possible for you, by finding a new tenant who is willing to take over your contract.

Arrival & Practical matters

How does the airport pick-up day looks like?

You don’t have to worry when you leave your home country because everything is well arranged for you. We like to give everyone a warm and worry-free welcome, so we start with picking you up of the airport!

We organize an airport pick up for all new incoming residents of Student Housing Holland on 3 dates in August 2019. We will gather at one specific point at Schiphol airport or Eindhoven airport and all day our buses commute between the airports and Tilburg.

We will take you to your new home and one of our team members will show you the accommodation and helps you with checking in. Your keys along with all other kinds of practical information will be handed over to you.

The airport pick up dates (provisional) are on:

  •  5th of August
  •  12th of August
  •  13th of August

We strongly advise to book your flight and arrive at Schiphol airport or Eindhoven airport on one of these dates. If you arrive outside of our airport pick up dates or planning to arrive by train, please contact us to discuss the check-in possibilities.

How does the first week of your arrival looks like?

After you unpacked your belongings, get familiair with your new home and meet your housemates, you can start arranging the other essential practical matters and start your international experience!

  • On the 14th of August we have our Bike pick up day. You will be picked at your house and we will bring you and your housemates to the store of our partner Swapfiets, where you will receive your own serviced bike.
  • Do you need a Dutch bank account and debit card? We will arrange an appointment at the SNS bank for you.
  • For Tilburg University students, on the 15th and 16th of August the Registration days will take place at the Tilburg University campus.
  • In the week of 19-23 of August the famous Introduction week ‘Topweek’ will take place for all new incoming students, both Dutch as international students.
  • In the first week of September we will organise our own ‘Welcome to Holland’ party in the bar of the international network I*ESN Tilburg.

We strongly advise to arrive on our airport pick up dates so you can attend all activities.

What do I need to bring?

Our rooms and kitchens are fully furnished, so you only need your clothes, books, towels, toiletries, laptop and your favorite pictures. Don’t forget to bring some fun decorations and personal stuff with you so that you feel immediately at home in your new room.

You don’t have to bring a bed linen package if you don’t have the room for it in your suitcases. We offer a full bedding package, for more info go to What additional services do we offer?

What to do in case of a problem or emergency?

If something is wrong within the house feel free contacting us at service@studenthousingholland.com. Our team will handle your questions from there and we will always aim for a suitable and fast solution.

In case of an emergency, like fire, power shutdown or extreme leakage, you can call us by using our 24/7 emergency service.

What if something is broken in my room?

We offer a comfortable student accommodation and that includes good quality furniture for which we are very mindful. If any furniture is broken we will replace it immediately. Please note that the cost will be deducted from your deposit.

What to do when I lose my key?

Losing your key can happen to anyone of us so don’t feel bad if it happens to you. If you have lost your key and you can’t enter your house or room anymore, please contact us and we will come to your location and hand over your new key. Please note that the costs for replacing a key are €30,-.

Can I have my friend visit me and stay at my room?

Yes, you are allowed to have your friend over but not for longer than 3 days.

Note: You are responsible for the people that visit your accommodation in case of nuisance or damage.

What kind of heating system is installed in the accommodations and how does it work?

Every property of Student Housing Holland is provided with a proper central heating system. In all properties the temperature is set to 21°C. The central heating system will always automatically aim for 21°C minimum. Please note, this is higher than the normal temperature in Dutch houses; households have installed their thermostat to 19.5°C.

Every room is installed with an adjustable heater. Your adjustable heater(s) have 5 levels of warmth. Level 3 is the right level to keep the room at a comfortable temperature. Please turn your heater(s) to level 1 or 2 when leaving your room for longer than one hour and at night. If the adjustable heater in your room is not heated, the temperature has reached 21°C. If the temperature drops under 21°C your heaters in the room will go on again. So, you don’t have to worry if the heater is not hot every hour of the day.

The Netherlands is the second most expensive country of Europe when it comes to energy and gas prices, so please avoid unnecessary use. In case of excessive use, it might be necessary for us to charge you an additional fee.
